Sandra is the daughter of past clients, Tak and Helen, and was the designated Power of Attorney for her aunt, Helen’s sister Agnes.  Unfortunately, Agnes couldn’t live alone in her home anymore and was now in a retirement home.


 

I received a call from the family that the plan was to put Helen’s home up for sale.  Even though Sandra had Power of Attorney, she wanted to let Agnes make final decisions on whether to sell and if so, what price to list it for. 


 

I met the family (not including Agnes) a couple days later at the house to take measurements and give Sandra a comprehensive and up-to-date home evaluation.  Sandra agreed with the price I quoted her and was very happy with my CMA.  Before listing she wanted to talk to her aunt to get her approval to proceed.  Later that day, Sandra called and gave me the thumbs-up to get the listing started.  I had my photographer go in immediately and within a few days it was on the MLS.



 

We received an offer 10 days after we listed, but unfortunately the deal fell through due to financing.  We cancelled and re-listed the home right away and received another offer 2 weeks later and sold it again.  The great thing with this second offer was that I was able to negotiate a quick 3 week closing, which is always a bonus when the house is vacant. 



 

Needless to say, Sandra was very happy with the way I was able to pivot when the first deal went south and still sold the house quickly, for top dollar and with a quick closing.
